Our website is designed to be easy to use with menu tabs on both sides of most pages to help navigate for your particular needs. The auction calendar is what buyers are looking for and each auction is chock full of information about each particular property. When viewing an auction page, be sure to look in the upper right of each auction page for photo galleries, documents, online bidding links and our DIGIBIP or Digital Bidder Information Package.

The DIGIBIP concept is something we are very proud of creating back in 2003 as a tool to allow prospective buyers the opportunity to review a comprehensive information package with photos, property details, inspection reports, surveys, registration forms, purchase contracts, restrictions, community information -- basically as much information on a property that time and budget allows us to provide.

Real estate sold at auction is almost always sold as-is where is with all faults and no warrantee other than a clear title by deed. In this modern age consumers demand to know what as-is really means. Our goal is to provide basic information to help you make an informed decision.

It’s easy to buy real estate at auction:

  • Download the DIGIBIP to begin your own investigation of each property
  • Preview the property online to determine if you want to visit in person
  • Prepare your bid strategy by checking comparable properties both listed & sold.
  • If you need financing get it in advance of the auction; contact us for assistance.
  • Register ahead of time if you plan to bid online, on TV or on your cell phone.
  • Obtain the bid deposit in the form of a cashier or bank guaranteed check or wire.
  • Contact the auction staff by phone or e-mail with any questions
  • Come to the auction location or be online at least ½ hour before the advertised starting time to make sure you are registered and have a good seat.
  • The properties will be displayed on screen(s) and color hard copies of DIGIBIPS will be available in the auction room for any further review.
  • Check the order of sale; get ready when the property you want comes up.
  • The auctioneer speaks with a clear voice telling the current bid price and next amount being asked; online bidders will see and hear the screen & auctioneer.
  • Bid up to the price you are willing to pay.
  • The bid assistant will have you sign the Memorandum of Bid & Deposit Receipt which is the auction purchase contract, disclosures and escrow instructions.
  • Closing is done through a licensed, bonded & insured escrow or title company and is basically the same as any other real estate transaction.
  • You do not have to attend the closing in person almost everything can be done electronically or via courier, unless you want to go to the settlement office.
  • Closing is usually done in 30-days or less, often with land and lender owned vacant homes title can be transferred within 1 or 2 business days.
  • It’s really that simple.

How Does it Work?

The qualification standard is cash money today!

2000 years of auctioneer traditions have proven cash is the only true method to qualify anyone and level the playing field for buyers & sellers.

2000 years of auctioneer traditions demand that items sold at auction have a free and clear title, are held by the auctioneer passing to the winning bidder upon payment in full.

Buyers must provide a “hard money” bid deposit held by The Auctionarium during the bidding to obtain a bidder number. If they are the winning bidder the deposit is applied towards their purchases. If you are not the winning bidder your deposit is returned.

Sellers are qualified with an exclusive right to sell Auctionarium listing agreement and pre-payment of entry fees for homes and other real estate.

The Auctioneers are National Auctioneers Association members certified in real estate, personal property, appraisals plus licensed, bonded & insured.

All items offered for auction are listed on the Internet for online bidding before the live auction. Items up for auction are available to be inspected prior to bidding at the scheduled times posted for each auction event.

2000 years of auctioneer tradition proved that personal property must be sold absolute to the highest bidder regardless of price or the integrity of the auction is lost completely.

By law the only way to advertise real estate using the word “Absolute or unreserved” means the property must be free & clear of any mortgages, back taxes or liens of any kind.

Real estate sold at auction is usually sold subject to a “secret reserve” price contracted with the seller or lender. If the “secret reserve” is reached during the bidding the auctioneer will announce the property will be sold to the highest bidder and escrow is opened after the close of the auction.

If the winning high bid is below the sellers “secret reserve” price then an auction contract is signed by the winning bidder, their deposit check is held uncashed for 2-business days that the seller has to decide to accept or reject the winning high bid.

2000 years of auctioneer tradition have proven there are only two times property does not sell at auction:

  1. When one owes more than a property is worth (we can assist upside down negative equity sellers with the short sale process to sell for less than what they owe on a property) or
  2. When one wants more than a property is worth.
