How Does it Work?

If you want to sell your property September 19th there is a one-time advance auction entry fee.

A typical home is $3,495 auctioned with reserve and $2,495 auctioned with no reserve, the pre-paid fees are rebated up to 100% at closing; $500 rebated for every $50,000 in contract price refunding pre-paid fees 100% at $350,000. A no-sale fee is charged to sellers who refuse the cash contract. Entry fees may be paid on-line using credit cards; e- check or entry can be done through the mail, whatever is best for you.

Trophy home hunting auction companies charge entry fees for the Jackson Hole area have run $50,000 to $250,000 or more for a single property.

Reserve or Absolute Auction, the choice is yours.

Many people are not comfortable with or even in a position to sell ‘absolute’ or without reserve to the last and highest bidder regardless of price. You are allowed to set a 'secret' minimum or reserve price to protect your position and peace of mind. The reason your reserve price is kept ‘secret’ is based upon our experience of knowing; that until there is a cash contract with a non-refundable deposit check sitting in front of you, everything is all talk and its human nature to play 'what if' about the price.

If a property comes in at auction for less than your ‘secret’ reserve price we still write up the contract, hold the deposit check and allow you the seller 48-hours (or two business days) to decide if you want to accept hassle free cash in about 30-days. There is a similar process if we are presenting a short-sale request to your lender.

This auction will deliver a cash contract to bring you from the wishful ‘what if’ thinking if you are one of thousands of properties listed with no sales, into the reality of ‘what now?’ with a sales contract in hand.

If your property is listed with an agent we can pay them a referral fee so you can enter the auction. The closing and settlement process is exactly the same as with any other real estate transaction using a local licensed, bonded and insured title company. You do not need to be present at either the auction event or closing for the property; everything is done via US Priority Mail, fax or e-mail.

Remember there are only two times property does not sell at auction:

  1. When one owes more than a property is worth (we can assist upside down negative equity sellers with the short sale process to sell for less than what they owe on a property) or
  2. When one wants more than a property is worth. (There has not been one time in the past 7-years when a greedy seller or lender who turned down auction cash has sold for more)
